New homes on land west of Station Road
Our Proposal
Below you can see the framework plan for our proposal for up to 200 new homes and more than 10 hectares of green space on land west of Station Road

Although the land comprises circa 19.46 hectares, only around 7 hectares (less than 40% of the total) will be used for new homes, with the remainder providing plenty of green and open space for both new and existing Bishops Itchington residents. At least 35% of the new homes will be affordable, in line with Stratford-on-Avon District Council’s requirements. This will likely include a mix of shared ownership, social rent and affordable rent, although the exact type and mix will be decided in conjunction with the Council at a later stage.
The New Homes
The proposed building heights and scale have been informed by existing homes in Bishop’s Itchington. To create different character areas, a variety of density areas are proposed with an average density of just under 30 dph (dwellings per hectare) – reflective of recent development elsewhere in the village. In particular, the areas closest to existing homes in Mount Pleasant will be at a lower density, in order to protect amenity.
Though a number of design considerations have been made to ensure the proposed new homes fit in with and become part of Bishop’s Itchington, detailed designs will be confirmed through a later “reserved matters” application.
Surface Water Drainage
The land is in the lowest risk zone for flooding – known as Flood Zone 1. However, the use of Sustainable Drainage Systems (SuDS) will provide areas to contain any surface water before being released. This will include an above-ground attenuation basin, which will not only feature multiple safeguards to ensure water quality in the wider system is protected, but also provide additional ecological and aesthetic benefits, forming a key part of our strategy to increase biodiversity. The narrow strip of land to the west of the site is included so as to provide an outfall for surface water drainage, ensuring that there will be no increased flood risk elsewhere.
